Is the Matera masseria on a housing estate?
Absolutely not. Every masseria property in Matera is built on its own independent five-acre plot and has private access. There are no shared facilities.

Your masseria is completely private and tranquil.

The price seems amazing! Is this for the complete masseria or just for part of it?
You get the complete masseria, land and pool for the price!

Why is it only on one floor?
This is to take into account local building regulations. However bear in mind the ceiling height is 15 feet – five metres – which is very high!

Is it near the sea?
The masseria property in Basilicata is just 25 minutes’ drive from the stunning beaches on the Ionian coast.

Is the property made completely of stone or just faced in stone?
It is made completely of local white stone - pietra leccese.

How safe is the area?
Matera has been voted the safest city in Italy by the prestigious Sole 24 Ore for the second year running. That speaks for itself! If you are very security minded however, for a low monthly fee we can organise regular checks on your property by a local security company.

Is it a good investment?
According to a recent Channel Four Place in the Sun programme on Basilicata, property values in the region have risen by 50% in the last five years.

What about rental return?
Because of Matera’s unique sassi buildings, its status as a UNESCO World Heritage Site and its wonderful position, food and weather it is extremely popular with tourists from Italy and abroad. Properties of this size can rent for up to Euro 4000 per week in high season (July and August). We can manage the letting of the property for you if required.

What period does the rental season cover?
Matera has a mild climate and so the rental season is from April to October. High season – July and August. August is the month the whole of Italy goes on holiday!

How is the land delineated?
This is traditionally done using a dry stone wall. We can arrange for this to be built for you at additional cost.

Just what’s included in the price?
For the agreed fee (depending on the size you require) you will get: the complete masseria, electrical supply and all plugs and points and light fittings, necessary plumbing and drainage, central heating, fitted kitchen, a septic tank, water supply, bathroom and bathroom fittings, stone fireplace, swimming pool, alarm, electronic gates, up to five exterior lights.

What is not included?
The interior and some exterior lights (ie the lights themselves and shades), dry stone walling, mirrors, furniture and shutters. Taxes and fees.

Can I alter the design of the interior?
We like to say that as far as the inside of the property goes ‘you are your own architect’. This means that you can divide up the space to suit your needs. This also includes a variation on the normal white plaster wall finish. Known as ‘cuci scuci’ in local dialect (pronounced “kootchy scootchy”!) this really needs to be seen, but is a kind of patchwork effect which uses a variety of local materials.

You need to come out to Basilicata, have a look at the area, view the available plots and see examples of the finished product so that you know exactly what you are getting for your money. Francesco Carlucci the developer or one of his staff (all fluent English speakers) will show you round, spending at least half a day and longer if required. A viewing trip can be done in a weekend.
